話しは長くなりますが・・・
初めに私の生い立ちと時代背景です。
私は戦後の「オリンピック景気」、「いざなぎ景気」、「列島改造ブーム」と呼ばれる好景気が立て続けに発生した、欧米諸国に追えや抜けの経済成長を推し進めてきた時代に生まれ育って生きてきた。
長屋住宅から重層住宅(当時は「文化住宅」とも言われ後のアパート)へと人々の住まいが変化を遂げる。
その後、三大都市(東京、名古屋、大阪)から交通網が中核都市へ伸び、その場を中心に産業が発展。重ねて庶民は土地を買って家を建てる。「マイホーム」産業が景気づく。
今でこそ名を聞かぬが永大産業(株)が敗戦からの復興を目的として設立した合板製造業が始まり。1950年には日本で初のプリント合板を製造し、当時地震に強い住宅「永大ED工法ハウス」を発売してヒット商品となる。その他、安宅産業をはじめ戦後の十大総合商社(三菱商事・三井物産・住友商事・伊藤忠商事・丸紅(丸紅飯田)・日商岩井(日商)・トーメン・ニチメン・兼松江商(兼松)が住宅産業に乗り出した。
私の母も神戸への大空襲を経験し、その後の焼け野原から復興に向け文化住宅を建て被災者を見守ったのが、不動産に関わる一歩だった。
当時、私はまだ10歳、小学校5年生ぐらいだった。母の経営する不動産賃貸業はそれなりに盛業し、住まいの灘区に2棟のアパートを経営しておりました。ただ、年の瀬になると住む酒蔵の御影町から六甲山の麓の篠原北町まで、炭火行火(すみびあんか)を腰や背中に巻いて借賃の滞る借人宅を訪れたものでした。ひどい人は半年以上も家賃滞納なんて人もいたようで、今では考えられぬ時代。当時のアパートには風呂は無く近くの公衆浴場、灘温泉にまで出向き、出待ちをしてまで家賃催促をする母の姿は今でも鮮明に覚えています。
これが私の不動産に相対する実務の根源です。
ある意味、助ける人は助けなければならない、その裏で傍若無人な輩は許さないと、動く母の姿勢が今の私の理念です。
その母、昭和4年生まれで現在93歳。いまだ健在、ボケもなし。ことに不動産情勢を見地する姿は今なお健在。
私の師匠です。

It started as a plywood manufacturing industry established by Eitai Sangyo Co., Ltd., whose name is unknown today, with the aim of recovering from the defeat in the war. In 1950, he produced Japan's first printed plywood, and at that time released the Eidai ED construction method house, which was resistant to earthquakes, and became a hit product. In addition, Ataka Sangyo and other ten major general trading companies after the war (Mitsubishi Corporation, Mitsui & Co., Sumitomo Corporation, Itochu Corporation, Marubeni (Marubeni Iida), Nissho Iwai (Nisssho), Tomen, Nichimen, and Kanematsu Kosho (Kanematsu) My mother also experienced the air raid on Kobe, and after that, I built a cultural house from the burnt ruins to help the victims and watched over the victims, which was my first step in the real estate industry. I was 10 years old, around the 5th grade of elementary school.My mother's real estate rental business was quite successful, and she ran two apartment buildings in Nada Ward, where she lived. From there to Shinohara Kitamachi at the foot of Mt. Rokko, I used to visit tenants who were in arrears on their rent, with charcoal fire wrapped around their waists and backs. At that time, there were no baths in apartments, so I still vividly remember my mother going to the nearby public bathhouse, Nada Onsen, and waiting for her to ask for rent. This is the root of my practice when dealing with real estate.In a way, my mother's attitude is my current philosophy: I must help those who help me, and behind the scenes, I won't forgive those who are arrogant. Born in 1929 and currently 93 years old, he is still alive and well, and has no senility.
