I would like to introduce our service "Akiya Renovaty" which I am promoting as a manager.
This service is something more than just rehabilitating vacant houses and operating them as private accommodations.
What is "Akiya Renovaty"?
To begin with an overview, "Akiya Renovaty" is a planning-and-development agency service for real estate investors, which provides consistent services from planning, development, operation, to sales support, utilizing vacant houses as investment products. In general, real estate investment, mainly in studio apartment or one-unit apartments or condominiums in Tokyo, has a high financial hurdle. In recent years, there has been an increasing focus on independent houses in rural areas, including vacant houses, which can be purchased at low prices. Although investing in vacant houses may seem easy, the reality is that it is very difficult to make it profitable due to the large amount of effort needed and risk involved.

Why do we focus on Vacant Houses and Private Accommodation as an investment scheme?
The problem of vacant houses is becoming more and more serious, especially in rural areas in Japan, where the number of properties left unsold is rapidly increasing. Most of the properties that are left unsold have no value in terms of rental demand.
Therefore, this project focuses on vacant houses in rural areas that do not have rental demand but have some tourism resources, and builds a model to monetize them as private accommodations. In recent years, the demand for private accommodations(especially Airbnb accommodations) by domestic tourists has been increasing due to the rise in inbound demand. As the cost of hotels has skyrocketed, domestic tourists are shifting to private accommodations and rental villas that are less expensive and can accommodate a large number of people. Due to this investment scheme of utilizing vacant houses as private accommodations, we are able to offer an investment product with a low initial investment cost and high return potential.
Two Main Types of our Products
① Pre-Planned Properties (Total Investment Support)
We introduce the properties in almost all of the Kanto Regions that are still on sale by local broker. After purchasing, we will do all of the procedures needed to monetize (as an investment property) including planning, renovation, license application and even the operations. Of course, the client would receive the profit gained from accommodations. All they have to do is purchase the property and we will provide them with total support.
② Fully Packaged Properties
We also provide properties that are already operating as a private lodge or ready to be opened. The private lodge license will be taken and will be able to transfer it so there will be no need to reapply for the license. Since it also come with the facilities including furnitures and appliances, clients would be able to start the operation right away after purchasing, without having to install new facilities.

We are currently managing 13 properties in major tourist areas in Kanto Region. I will introduce few of them here.
