"Exploring the Pilot Experiments of Real Estate NFTization: A Comprehensive Overview"

In Japan, proof-of-concept experiments are currently underway for the tokenization of real estate ownership using NFTs. These initiatives are exploring new approaches to real estate transactions, seeking opportunities for fractional investments and fundraising. As legal regulations evolve and technology advances, we can expect the proliferation of real estate NFTs to increase.

Participating in these experiments requires a series of steps, including selecting a platform for NFT real estate offerings, identifying the real estate properties to tokenize (which can be physical properties like homes, offices, or land, or virtual properties in the metaverse), conducting legal research to comply with regulations, evaluating and partitioning the real estate, creating smart contracts, issuing and selling the NFTs, and engaging in promotion and marketing to attract investors.

The Ministry of Economy, Trade and Industry (METI) has been conducting NFT-related proof-of-concept experiments since February 2022 as part of the "Study on Creating a Creator Economy in the Web3.0 Era." This initiative aims to explore the use of NFT objects across multiple metaverse platforms and gather user feedback on the value of NFT utilization.

Moreover, proof-of-concept experiments using actual real estate properties are also in progress. Examples include the Ministry of Land, Infrastructure, Transport and Tourism's experiment with real estate IDs for easier access to urban planning information, JLL and Sumitomo Mitsui Trust Bank's blockchain experiment for property and financial management, and Tokyu Real Estate and HARTi's experiment on integrating NFTs with commercial facilities to enhance engagement.

These experiments are exploring new possibilities for simplifying real estate procedures and fundraising through the use of NFTs and blockchain technology. The outcome of these experiments could lead to legislative reforms based on the findings, which would be a common process for evaluating how new technologies and approaches can be effectively implemented in society.
